Six stages · 14–24 months

Process

The same six stages on every project, whether it is a new house in Bearspaw or a renovation in Rosedale. You are told at the outset which stage you are in, what it costs, and when it ends.

  1. Consultation

    An hour at the lot or the house. What you want, what you have to spend, and whether Riverside is the right builder for it. If the budget and the brief do not meet, you will hear that first rather than last.

  2. Design & architect selection

    You appoint the architect and the interior designer; Paul sits in from the first meeting so the drawings and the budget stay in the same conversation. Development permit and building permit are handled by Riverside.

  3. Budget & schedule

    Every trade is tendered and the whole build is written up line by line, with a schedule against it. This is the document the rest of the project is measured by, and you get a report against it every month.

  4. Construction

    Excavation, foundation, frame, envelope, mechanical. Weekly site meetings with Paul, photographs every Friday, and any change priced and signed before it is ordered.

  5. Finishing & trades

    Millwork, plaster, stone, tile, paint, landscape. The same cabinetmaker, plasterer and tile setter Riverside has used for years, most of them booked a year ahead for this stage alone.

  6. Handover & warranty

    Deficiencies are walked and cleared before you move in. You are given the manuals, the warranties and the trade list, and Riverside carries a one-year warranty on the work. Paul takes the call after that as well.
